A village supermarket could be demolished and a new store built in its place along with 14 homes. A planning application was submitted to Harborough District Council (HDC) in December 2021 for the Co-Op in Church Road, Great Glen. Applicant Hazelton Homes Ltd said it also wanted to demolish a "derelict, part-dismantled" building on the site which was formerly used by a joinery business.

As part of the development, one, three-bed detached house will be built, as well as four, two-bed houses and three, three-bed homes. The plan also seeks to build six flats on the floor above the new Co-Op building.

The application looks set for approval, as planning officials at the district council have recommended the development be given the go-ahead. But the final decision will be made by the council's planning committee, as the developer is "unable to support the full section 106 agreement", according to planning documents. Section 106 agreements cover financial or other contributions, such as schools or sports facilities, by companies behind major developments to help reduce their impact on the community.

Contributions requested by the council for this development were having 40 per cent of the new houses listed as 'affordable housing', contributing £25,789 to local secondary education and £13,808 to community facilitates, but Hazelton Homes Ltd has told the council it was unable to meet the demands.

Planning documents added that the council conducted a viability assessment of the proposed scheme and its costs and concluded, "the scheme is not sufficiently viable" to make the rquested contributions. A deal has since been reached by the applicant and council planners meaning Hazelton Homes Ltd will pay £18,775 towards off-site affordable housing in the district if its plan is approved.

Some 42 parking bays planned for the site, including three disabled bays. New access points also features in plans, from Church Road and Main Street.

Councillors on the HDC planning committee are set to make a ruling next Tuesday (June 6), which residents can view via a live stream on the council's website.
