A luxury hotel built specifically to provide panoramic sea views has been placed on the market for more than £7.5m. Trefeddian Hotel, on a headland near the seaside village of Aberdyfi, Gwynedd, has been welcoming guests since the days when men wore bowler hats to the nearby beach.

The AA three-star hotel has been passed down through four generations of the Cave-Browne-Cave family. With the next generation now looking for careers outside hospitality, the business is being offered for sale for the first time in more than 115 years. “Surely one of the longest family tenures in the industry,” said selling agent Colliers.

The Trefeddian has 59 letting bedrooms, several “stylish” public rooms and two self-catering five-star luxury houses. Leisure facilities at the 12-acre site include an indoor swimming pool and spa bath with views out across Cardigan Bay. There’s also a children’s play area, two fields and stabling.

The hotel overlooks Aberdyfi's links golf course. If that sounds too much like hard work, there is a nine-hole putting green on the hotel’s front lawn. An all-weather tennis court is behind the hotel and inside, there’s a snooker room with full-sized table, and a games room with air hockey, table tennis and pool tables. Or guests may simply prefer to relax and sunbathe on loungers on the hotel’s terraced lawns.

Colliers said: “A hotel on the Welsh coast should ideally have a sea view setting and, with expansive views across Cardigan Bay, the Trefeddian amply fulfills that. The original builders sited the property with care using the elevated position to best effect so that the spectacular views are maximised, making it arguably the best hotel from which to enjoy all this incredible area has to offer.”

According to the agent, the hotel’s current custodians have significantly upgraded facilities, and in 2019 it was named the AA’s best hotel in Wales. Recent trading has been strong, with high occupancy levels, said Colliers. In the year to January 2023, net sales were £3.67m – a big rise from January 2020 when annual net sales were £3.19m.

The agent notes that the hotel does not currently open for Christmas and New Year, offering scope to further develop sales. “When those prime holiday periods were being catered for, we are advised the hotel was fully booked,” said Colliers. As well as the hotel, the owner’s house is included in the sale. This is Cape St Vincent, built above elevated above the Trefeddian to give views over it out to sea. This property has five bedrooms, three bathrooms and reception rooms as well as a double garage and its own sea-view terrace.

Attached to the hotel is a large garage offering plenty of covered parking along with electric charging points for six cars. Colliers said: “For hotels built in the early 1900s, a garage for motor cars was seen as an essential facility.” This, together with St Vincent House and the games room wing, offers the potential for further development of the business, subject to planning, said the agent.

In recent decades, the former fishing village of Aberdyfi has become one of the most fashionable of Gwynedd’s resorts, and property prices have reflected this. As the area is sandwiched between the sea and the mountains of southwest Eryri (Snowdonia), it offers plenty of walking as well as a beach renowned for its fine sandy beach.

Colliers said Trefeddian Hotel offers “exquisite taste” and is “beautifully presented with a painstaking eye for detail”. Offers in excess of £7.5m are being invited. Viewing must be arranged through Colliers, which has sole selling rights.
